LOCATION

Due to the passing of Dale Feese, the following will be sold at the city lot located 800 Oak Street, Breckenridge, MO. From Highway 36 (14 miles west of Chillicothe or 11 miles east of Hamilton) turn north on State Highway M for 2 miles to Breckenridge. Continue on Highway M to the north end of Breckenridge to the sale location. Auction signs posted sale day.

Not a “lengthy” auction – please be on time! Storage containers selling first and then followed by the real estate. Restrooms will be available on the grounds. Not responsible for accidents, errors, or omissions. Announcements sale day take precedence.

REAL ESTATE

This is a 90’x135’ city lot located at the corner of Highway M/ 8th Street and East Oak Street in Breckenridge, Missouri. There is a water meter located on the property along Oak Street.

METHOD & TERMS

Sale Method: The lot will be sold for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay fifty percent (50%) of the bid price as a non-refundable down payment, payable to Caldwell County Abstract & Title Company, which shall hold the money in escrow until closing. ​

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Friday, December 20, 2024, which will take place at Caldwell County Abstract & Title Company. Title insurance in the full amount of the purchase price will be provided by the seller. The 2024 real estate taxes will be paid by the seller. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
