Due to the passing of Mr. Hubert Headrick, the following will be sold at the home located 1717 Borden St., Chillicothe, MO. From Washington Street, turn west on Bryan Street and proceed 5 blocks to Fair Street, then head north on Fair Street to Dorney Drive. At Dorney Drive turn west for 1 block to Borden Street then north on Borden to the sale location. Auction signs posted sale day.

METHOD & TERMS

Sale Method: The home will be sold for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Harvest & Home Title, which shall hold the money in escrow until closing. 

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Tuesday, January 7, 2025, which will take place at Harvest & Home Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2024 real estate taxes will be paid by the seller. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer.
