METHOD & TERMS

Sale Method: Acreages in this advertisement are estimated. A survey will be completed prior to the sale. The Jones property will be sold in 2 individual tracts. Tract 1 will be sold on a price per acre basis, based on surveyed acres. Tract 2 will be sold for a lump sum, total dollar amount. The tracts will sell in numerical order and will NOT be offered together at the conclusion of the auction. Property will be sold in as-is condition and is NOT contingent upon buyer's financing, condition of property, appraisal, inspection, or any other contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Harvest & Home Title Co., which shall hold the money in escrow until closing.

Closing: The balance of the bid price will be due at the time of closing on Monday, April 28, 2025, which will take place at Harvest & Home Title. Title insurance in the full amount of the purchase price will be provided by the seller. The buyer(s) will be responsible for paying 2025 taxes and beyond. Possession will be transferred to buyer at the time of closing. The farm sells free and clear of tenancy for 2025. Buyer of tract 2 will receive the entire 2025 CRP payment.
