REAL ESTATE

Location, location!! At the corner of “Hwy P”, “Hwy B” and “Hwy 5” sits what is locally known as PB5 Gas Station and Convenience Store (the only fuel station within several miles). After many successful years in business the Smith’s plan to take their family south. A great business opportunity for most any endeavor with approximately 50’x78’ building on approximately half acre of land. Property has an enclosed breezeway, front convenience store or show room, bathroom, nice back shop area with side entrance, and a paved lot. METHOD & TERMS

Sale Method: The property will be sold for a "lump sum" total dollar amount. Property will be sold in as-is condition and is not contingent upon buyer's financing, condition of property, appraisal, inspection, or any of contingencies.

Purchase Agreement: At the conclusion of the auction, the successful bidder will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Linn County Title, which shall hold the money in escrow until closing. 

Closing: The balance of the bid price will be due at the time of closing in approximately 30 days, on or before Thursday, July 11, 2024, which will take place at Linn County Title. Title insurance in the full amount of the purchase price will be provided by the seller. The 2024 real estate taxes will be prorated to the date of closing. Title company closing costs will be divided equally between buyer & seller. Possession will be transferred to buyer at the time of closing.

Announcements: This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Teter Auction Company will take precedence over any previously printed materials or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. All decisions of the Auctioneer are final.
